Roofing in Greensboro: permits, the Piedmont climate, and the homes here
A roof in Greensboro turns on which office reviews the work, what the code requires, and what a humid summer and a winter ice storm do to asphalt. Big Bear works Greensboro and the Triad as one North Carolina operation, run from Raleigh.
Permits and who reviews your roof in Greensboro
Inside the city limits permits come from City of Greensboro Development Services, the permit office the City names in its own building-permit FAQ. Outside them, the Permits section of the Guilford County Inspections Department issues building permits for the areas the county serves, and every application is filed online through the county’s Civic Access public portal; for a property in Jamestown, Oak Ridge, Sedalia, Summerfield or Whitsett, the town’s Development Clearance Certificate comes first. North Carolina’s permit statute, G.S. § 160D-1110, exempts some code-compliant work costing $40,000 or less in a single-family home, but it carries carve-outs — structural work among them — and it never displaces a permit the city or county requires under the building code or another law. The Office of the State Fire Marshal’s guidance paper on that exemption, GS 160D-1110(c) – Application of Construction Permit Exceptions (10/19/2023), reads it as “only exempting the replacement of roofing and up to 15% of the total existing roof deck,” and points to R908.3 of the 2018 NC Residential Code. So “no permit under $40,000” is half the rule: the reviewing office confirms what applies to your address and scope.
Licensing runs on the same number: an NCLBGC general contractor licence is required for a project costing $40,000 or more (HB 488, effective October 1, 2023). Big Bear holds licence L.88260 in the Roofing classification; our guide to verifying a North Carolina roofing contractor covers the lookup.
What the code says about wind and drip edge
North Carolina enforces the 2018 NC Residential Code; under Session Law 2025-2 the 2024 edition cannot take effect until twelve months after the first day of the month following the State Fire Marshal’s certification that the code has been fully published and distributed and that the new Residential Code Council is fully seated, and no date has been published. Inland Piedmont design winds are far below the coast’s, so the anchor is the code’s labeling rule: shingles carry an ASTM D3161 label (Class F = 110 mph, fan method) or an ASTM D7158 label (Classes D, G and H = 116, 155 and 194 mph ultimate design wind speed), and the code accepts either.
Drip edge is the local trap. North Carolina deleted the model code’s R905.2.8.5 and replaced it with “not required unless required by the roof covering manufacturer installation instructions”. Not permission to leave it off: most manufacturers require it, and warranty coverage often turns on it. Materials are in our North Carolina roofing materials guide.
The homes here, and the roofs that fit them
Greensboro’s roofs run from older stock around Lindley Park to newer subdivisions toward New Garden, with mixed commercial frontage along Battleground Avenue, State Street and around Friendly Center. Humidity is the constant: Gloeocapsa magma, the algae that streaks a north slope black, makes an algae-resistant shingle a real decision here; ice storms and freeze-thaw do the rest.
Storm history in Guilford County
Guilford County’s storm record carries 16 hail reports and 54 thunderstorm-wind reports in NOAA/NCEI Storm Events data and the National Weather Service’s local storm reports (via the Iowa Environmental Mesonet), January 2024 through early October 2026. On March 16, 2025 one system crossed Guilford with two-inch hail at Broadview, Hill Top and Groomtown, 1.25-inch at Browns Summit and Terra Cotta — eleven reports of an inch or more in one evening — and one-inch hail at Glenola in Randolph County. On August 19, 2024 quarter-size hail was reported near Julian. Piedmont Triad International measured a 61 mph gust on September 6, 2025 and a 69 mph gust on September 18, 2026. The National Weather Service’s 2026 storm reports for the Triad also include hail reported up to 1.25 inches near Mebane, in Alamance County, on the night of April 29, and a September 4 downburst in the Pleasant Garden area that, in an emergency manager’s report, left numerous trees down and snapped and several houses destroyed by falling trees. How to tell hail damage from wind damage, and what to do first, is in our storm and hail damage guide.
Roof repair in Greensboro
Common repair items include a brittle pipe boot, step flashing at a chimney or dormer, fasteners backed out on a wind-lifted slope, and a valley shedding granules after a run of freeze-thaw. On a 1920s roof the answer is often the deck underneath rather than the shingle on top. See our roof repair page; the North Carolina operation’s roof repair in Raleigh, NC page goes further into tracing a leak to its source.
Roof replacement in Greensboro
A replacement is a code event: what goes back on meets the code in force, while deck repairs and flashing depend on what the tear-off reveals and the manufacturer’s instructions. In North Carolina a roof replacement includes taking the existing layers of roof covering off, down to the deck. As a GAF Master Elite contractor, a status held by fewer than 2% of roofing contractors nationwide, Big Bear can offer the Golden Pledge, a Master Elite-only warranty: lifetime limited misapplication coverage, non-prorated for the first 25 years (30 on Timberline UHDZ and Timberline AS II). Silver Pledge covers misapplication for 10 years (15 on Timberline AS II and UHDZ); System Plus carries no GAF workmanship coverage. Big Bear’s Habitat for Humanity work is with Habitat for Humanity of Berkeley County in the Lowcountry: on the Huger project, through the GAF Community Matters program, Big Bear donated the skilled labor and project management, GAF provided materials and resources, and QXO contributed additional support; the build days are logged on our community page. See our guide to how long a roof lasts in North Carolina and our roof replacement page. What moves the cost of a replacement, and how to make the repair-or-replace call, are set out on our Raleigh roof replacement page.
Metal, commercial and storm-damage work in Greensboro
In College Hill, Dunleath and Fisher Park, check the City’s Certificate of Appropriateness rules before ordering a different roofing material; standing seam is covered on our metal roofing page. Big Bear’s commercial roofing line is fluid-applied and low-slope (flat) roofing. After a hail or wind event, storm damage work starts with an inspection: we inspect and document the damage to support your claim, and we do not file, handle or negotiate it — North Carolina licenses public adjusters under G.S. § 58-33A-10. North Carolina treats a contractor paying, waiving or hiding a deductible as insurance fraud when it involves a false or misleading claim statement (G.S. § 58-2-161). We hold those lines on every job, in Greensboro and as a roofing contractor in Raleigh, NC. The claim itself stays yours to file; our North Carolina roof insurance claim guide walks through it step by step.
Frequently asked questions
Do I need a permit to replace my roof in Greensboro?
It depends on the scope, the cost and the office that reviews your address. The $40,000 exemption carries statutory carve-outs, load-bearing work among them; the State Fire Marshal’s 10/19/2023 guidance paper reads it as “only exempting the replacement of roofing and up to 15% of the total existing roof deck.” It never displaces a permit the city or county requires: Development Services inside the Greensboro city limits; Guilford County Inspections for the unincorporated county and the towns it serves.
My house is in a Greensboro historic district. Does my roof need approval?
It depends on the roof. Greensboro’s three local historic districts are College Hill, Dunleath and Fisher Park. The City’s page says a Certificate of Appropriateness “is not required to replace old asphalt roofing shingles with new asphalt shingles” and “is required to replace special roofing materials like slate or terracotta tiles.”
Does my Greensboro roofer need a licence?
For a project costing $40,000 or more, yes — an active NCLBGC general contractor licence. Big Bear’s is L.88260, in the Roofing classification. Ask for current proof of general liability and workers’ compensation coverage as well.
How do I choose among the best roofing companies in Greensboro, NC?
Compare them on what you can check: a North Carolina contractor licence where the project’s cost requires one, current liability and workers’ compensation coverage, who will pull the permit and from which office (City Development Services or Guilford County Inspections), familiarity with the Certificate of Appropriateness rules in College Hill, Dunleath and Fisher Park, and manufacturer certifications. Big Bear is a GAF Master Elite contractor.
How do I find trusted roof repair companies in Greensboro, NC?
Look for one that finds the cause before it quotes the fix. Common leak points include pipe boots, chimney and dormer flashing, wind-lifted shingles and worn valleys. A roofer you can trust tells you when a repair will not hold, never offers to cover your deductible, and documents storm damage to support your claim rather than negotiating it.
What does a roof replacement in Greensboro, NC involve?
The permit question comes first: Development Services inside the Greensboro city limits; Guilford County Inspections for the unincorporated county and the towns it serves. In North Carolina every layer of old roof covering comes off down to the deck, damaged decking the tear-off exposes is repaired or replaced, and the new roof goes on to the code in force and the manufacturer’s instructions. In College Hill, Dunleath or Fisher Park, check the City’s Certificate of Appropriateness rules first.
An inspection is free and carries no obligation, drone-assisted when the roof calls for it. Our phones are answered 24/7 at 336-606-3980, or request a Greensboro roof inspection.
